Nationwide Commercial Waterproofing & Caulking Services
Water intrusion is the single most destructive force to a commercial building. If moisture breaches your building envelope, it leads to mold, rusted structural steel, and spalling concrete. RSP Painting provides comprehensive waterproofing and sealant solutions for commercial and industrial properties across all 50 states. We don’t just cover up the problem; we seal the building envelope tight.
Vertical Wall Waterproofing (Elastomeric & Clear)
Standard paint provides color; waterproofing systems provide protection. We specialize in high-performance coatings designed to stop wind-driven rain.
-
Elastomeric Coatings: For stucco, EIFS, and tilt-up concrete, we apply thick, rubber-like elastomeric coatings. These can stretch up to 300%, bridging hairline cracks that form as your building settles or expands with thermal changes.
-
Clear Water Repellents: For brick and split-face block, you often want to keep the natural look. We apply penetrating silane/siloxane sealers that repel water (making it bead up) while allowing the masonry to “breathe,” preventing freeze-thaw damage.
Joint Sealant & Caulking Replacement
The most common entry point for water is not the wall itself, but the joints. Sealants have a limited lifespan (typically 10-15 years).
-
Tilt-Wall Joints: We cut out and replace failing polyurethane sealants between concrete panels in distribution centers and warehouses.
-
Window Perimeters: We recaulk window glazing and perimeters to stop drafts and water leaks in high-rise hotels and office towers.
-
Expansion Joints: We install traffic-grade sealants in parking garages and sidewalks that can withstand heavy foot and vehicle traffic.
Pedestrian & Traffic Deck Coatings
Horizontal surfaces face the double threat of standing water and physical abrasion.
-
Balcony Waterproofing: We restore hotel and condo balconies using multi-layer urethane systems that provide a non-slip, waterproof surface.
-
Parking Decks: We install heavy-duty traffic coatings that prevent water from saturating the concrete and rusting the rebar within your parking structure.
Nationwide Service Strategy
Waterproofing needs vary by geography, and RSP has the expertise for every climate.
-
Freeze/Thaw Zones: In Pennsylvania, New Jersey, and the Northeast, we focus on preventing water from entering masonry and freezing, which causes bricks to pop (spalling).
-
Hurricane Zones: In Florida, Texas, and the Gulf Coast, we focus on high-build coatings that can withstand hurricane-force wind-driven rain.
FAQ: Commercial Waterproofing
Q: What is the difference between paint and elastomeric coating?A: Elastomeric coating is significantly thicker (applied at 10-20 mils dry) and much more flexible than standard paint. It is designed specifically to bridge cracks and waterproof the substrate.
Q: Does clear sealer change the look of my brick?A: Generally, no. Modern penetrating sealers dry clear and natural. However, we always perform a small “mock-up” test patch for your approval before treating the entire building.
