Nationwide High-Rise Building Painting & Restoration

Scaling New Heights for High Rise building Painting.

Painting a high-rise building is not just a maintenance task; it is an engineering feat. It requires specialized rigging, iron-clad safety protocols, and coatings that can withstand hurricane-force winds and intense UV radiation at altitude. At RSP Painting, we are the nationwide experts in High-Rise Painting & Restoration.

We don’t just paint the first three floors; we restore the entire vertical envelope. From 40-story condominiums in Miamito corporate skyscrapers in New York City and high-rise parking structures in Chicago, RSP has the bonding capacity, the equipment, and the skilled manpower to execute complex vertical projects safely and efficiently.

The RSP Vertical Advantage

Most local painters are grounded. They lack the insurance and the equipment to go above 40 feet. RSP Painting goes where others can’t.

  • Swing Stage Experts: We own and operate our own suspended scaffolding (swing stages). This allows us to access every square inch of your facade without the massive rental costs and delays of third-party rigging companies.

  • 5 Regional Command Centers: With offices in PA, NY, NJ, FL, and NV, we can deploy high-rise crews to any major metropolitan skyline in the USA.

  • Unmatched Liability Coverage: High-rise work carries high risk. We carry industry-leading liability insurance and umbrella policies that protect your REIT or Condo Association from risk.

Core High-Rise Services

We provide a complete “skin” renovation for your building.

1. Exterior Facade Painting & Waterproofing

  • Elastomeric Coatings: High-rise structures sway and settle. We apply high-build elastomeric coatings that stretch up to 300%, bridging hairline cracks and creating a waterproof seal that prevents wind-driven rain from entering resident units.

  • Concrete Spalling Repair: We repair “concrete cancer”—spalling caused by rusting rebar. We chip out the damage, treat the steel, and patch the concrete before painting, restoring structural integrity.

  • Caulking & Sealant Replacement: We cut out and replace failing window perimeter sealants and expansion joints, stopping the leaks that cause interior water damage.

2. High-Rise Parking Garage Restoration

  • Traffic Coatings: We apply durable urethane traffic bearing membranes to parking decks. This prevents water and de-icing salts from penetrating the slab and corroding the structural steel below.

  • Safety & Wayfinding: We paint columns, overhead pipes, and walls with high-visibility safety colors and clear numbering to help residents navigate the garage.

  • Carbonation Control: We apply anti-carbonation coatings to garage ceilings and walls to stop exhaust fumes from degrading the concrete.

3. Balcony & Railing Refinishing

  • Balcony Decks: We waterproof concrete balcony decks with pedestrian-grade coatings that look great and prevent water from dripping onto the neighbor below.

  • Metal Railings: We treat rusted wrought iron or aluminum railings with marine-grade primers and high-performance urethanes, ensuring safety and curb appeal.

4. Window Mullion Restoration

  • Aluminum Refinishing: Faded, oxidized window frames make a building look old. Instead of replacing them (which costs millions), we restore them in place using electrostatic painting or high-performance architectural coatings.

Access Methods: How We Reach the Top

We customize our access plan to your building’s architecture to minimize disruption to your tenants.

  • Suspended Scaffolding (Swing Stage): The workhorse for full facade repainting. Safe, stable, and efficient.

  • Industrial Rope Access: For difficult architecture (domes, spires, or setbacks) where stages cannot fit, our SPRAT/IRATA certified technicians repel down to paint with surgical precision.

  • Aerial Boom Lifts: For mid-rise buildings (up to 180 ft), we utilize massive boom lifts to complete the job rapidly without rigging time.

Sectors We Serve

  • Condominiums & HOAs: We work with Condo Boards to deliver projects that increase property value while respecting resident privacy.

  • Commercial Office Towers: We execute facade refreshes that attract high-value tenants.

  • Hotels & Hospitality: We work in the off-season or during low-occupancy hours to keep your hotel looking 5-star fresh.

  • Hospitals & Institutional: We maintain the exteriors of critical healthcare infrastructure.

Frequently Asked Questions (FAQ)

Q: How do you protect the pedestrians and cars below? A: Safety is our first priority. We install overhead protection (sidewalk sheds) and heavy-duty debris netting to catch any potential drops. We also cordon off drop zones with barricades and utilize spotters on the ground to direct pedestrian traffic away from active work areas.

Q: Will my tenants have their views blocked? A: Only temporarily. Swing stages move vertically. Once a “drop” (a vertical section of the building) is completed, the stage moves to the next section. We communicate the schedule in advance so tenants know exactly which days the stage will be outside their window.

Q: Do you need access to the roof? A: Yes. Swing stages are suspended from roof rigs (davits or outrigger beams). We will need access to the roof to set up and secure these counterweighted systems. Our rigging experts ensure the roof membrane is protected with plywood and padding so no damage occurs.

Q: Can you paint balconies without entering the units? A: In most cases, yes. We access balconies from the swing stage exterior. However, we ask residents to remove patio furniture and clear the balcony floor before we arrive. If a screen door needs to be opened for painting returns, we coordinate access with property management.

Q: What happens if it gets windy? A: We monitor wind speeds constantly. OSHA regulations prohibit swing stage work if wind speeds exceed 20-25 mph (depending on local jurisdiction). If weather conditions are unsafe, we secure the equipment and pause work immediately.
